PLUMBING FOR THE TOWN WE LIVE IN

Highland is home. Grand Plumbing was started here, the trucks park here overnight, and most of our guys grew up somewhere between Base Line and Greenspot. That changes how we work in this town. When a call comes in from a Highland address, we're not fighting freeway traffic from another county. We're usually the closest truck on the map.

Highland's housing stock is a wide mix, and each pocket has its own quirks. The older north side near Base Line and Palm has a lot of 1940s and 50s homes with galvanized supply lines that are on borrowed time. When those come apart, they usually come apart all at once, which is why we've done a lot of PEX repipes up in that stretch. Down in the flats around the 210, you'll see 60s and 70s slab tract homes where copper is starting to pin-hole, especially in kitchen loops.

Then there's East Highlands Ranch and the newer stuff up by Greenspot, Church, and Boulder. Those are mostly 90s and 2000s builds on higher elevation, and they see real pressure spikes from EVWD. A pressure regulator handles it, but once that regulator gets past ten years it starts letting street pressure through and every fixture in the house pays for it. Half our house-call estimates in that zone end with a new PRV.

Water in Highland is hard. East Valley Water District serves most of the city, and the mineral load is real. If you've watched a set of new fixtures scale up in a year, or you're on your third tankless flush kit, that's the water talking. A properly sized softener changes the whole picture, and we install them without oversizing you into a bigger unit than you actually need.

Beyond the everyday service work, a big chunk of our business here is remodels and ADUs. Highland lots tend to have room, and a lot of homeowners are adding detached ADUs or converting garages for family or rental income. Are you actually based in Highland?

Yes. Grand Plumbing is a Highland company. Our owner Wade Grand lives and works here, our shop is here, and most of our crew are Highland or neighboring IE folks. When you call a local number and get a truck from down the street, this is why.

Why is my water pressure so high in East Highlands Ranch?

Homes above about 1,400 feet elevation in Highland tend to see higher street pressure from EVWD, especially in the newer tracts up by Greenspot, Church, and Boulder. Anything over 80 PSI stresses fixtures, water heaters, and washing machine hoses. A pressure regulator (PRV) is the fix. Most of them fail quietly around the 10-year mark.

Do you handle slab leaks in Highland tract homes?

Yes, that's a big part of what we do here. A lot of Highland homes from the 80s and 90s were built on slab with copper supply lines that are now hitting the end of their useful life. We locate the leak without tearing up your whole floor, then reroute through the attic when it makes sense.
