Riverside might be the most stretched-out city in our service area. It runs from the Mission Inn district all the way out to Orangecrest and Mission Grove, and the houses change every few miles. If you've been told plumbing is plumbing, you haven't lived in two different parts of Riverside.
Start with the historic core. The Wood Streets, Mile Square, Mt. Rubidoux side, and the streets that fan off Magnolia Avenue are full of 1910s to 1930s craftsman, Spanish revival, and California bungalows. The plumbing under those houses is original cast iron drains and galvanized supply more often than not. The drains have rusted from the inside, and most have a belly or two from a century of soil settling. We scope first, decide between point repair, full reline, or replacement, then we tell you what each costs before we touch anything.
Drive out past the 91 to Canyon Crest and Hawarden Hills and you're in a totally different conversation. Hillside homes mean variable elevation on the same property, weird pressure readings, and water hammer that rattles the cabinets. We've replaced more failed angle stops in Canyon Crest than anywhere else in town, and almost every one comes back to a pressure regulator that's either missing or seized open. Drop one in with a proper expansion tank and the calls stop.
South Riverside, Orangecrest, Mission Grove, parts of Woodcrest, is mostly 90s and 2000s stucco tract. Copper supply, ABS drains, pre-engineered slabs. That's pinhole leak country. The combo of moderately hard Riverside Public Utilities water and high static pressure makes copper fail at the elbows first. We find them with a thermal cam and a moisture meter, isolate, and replace the section.
