San Bernardino isn't one thing. It's about six different cities stacked into one map, and the plumbing tells the story better than the zoning does. A 1925 craftsman three blocks off E Street isn't on the same planet as a 1985 stucco tract up in Shandin Hills, and we treat them that way.

Down in the older grid around Arrowhead Avenue, North Park, and the historic district, we're still pulling out galvanized supply lines that have been there since Coolidge was president. The inside of those pipes has narrowed to the diameter of a pencil. When a homeowner calls and says, "my shower upstairs is just a dribble," nine times out of ten the answer is a partial or full repipe in PEX or copper. Same neighborhoods, same cast iron sewer mains from the 1940s, and a lot of them have mature pepper trees, sycamores, and old palms whose roots have been working their way into the joints for decades. We camera, we hydro-jet, and where the pipe still has wall left we reline instead of trenching the front yard.

Move out to the mid-century neighborhoods, Del Rosa, Muscoy edge, parts of the east side off Highland Avenue, and the problem changes. Those 50s and 60s ranch homes were built with cast iron drains and copper supply. The supply is mostly fine, the drains are the issue, and a lot of them are right at the end of their useful life. Then you get up to Shandin Hills, the Hospitality Lane corridor, and the Verdemont tracts where the homes were built on slab with copper running through the concrete. That's where slab leaks live. The hard water in our area, the constant pressure cycling, and ground that shifts a hair every time a wet winter follows a dry one all push those copper lines past their limit.

Water comes from a few different places too. Most of the city sits on the San Bernardino Municipal Water Department, which pulls from the Bunker Hill basin, and that water is noticeably softer than what East Valley delivers next door in Highland. Softer water is gentler on fixtures, but our city is older, so the trade-off is more pipe-age problems instead of more scale problems. Worth knowing, because what works for a Highland house won't always be the right call for an SB house.
