WHY LEAK DETECTION IN HIGHLAND ISN'T A ONE-SIZE-FITS-ALL JOB
Highland is a strange little pocket of plumbing problems, and most folks don't realize it until they get their first surprise water bill. The tract homes up around East Highlands Ranch and Greenspot Road were built on slab foundations, with copper supply lines run straight through the concrete. That worked fine in 1985. Forty years of East Valley Water District hard water moving through that copper is a different story.
Hard water in our area runs around 17 grains per gallon, which is plenty rough on a pinhole-thin pipe wall. Add in the soil down the foothill side, which shifts a little every time we get a wet winter after a dry one, and you've got slab leaks showing up in homes that never had a problem before. Same with the older Base Line and Pacific Street neighborhoods. Different vintage of pipe, same outcome.
Here's the part nobody else seems to say out loud: a leak detection visit isn't just one tool. We start with the meter. If the dial spins with every fixture shut off, you've got a live leak somewhere on the line. From there it's either acoustic listening discs on the slab, a thermal camera on hot-water lines behind drywall, or a pressure test if it's the service line out toward the meter. The Santa Ana wind season is when we get the most calls, because pressure swings push tired pipes over the edge.
What we won't do is cut a hole in your floor and hope. We've seen too many homeowners pay for "exploratory" demo work after a leak got missed.
